Fix and Flip Loans
Finance the purchase and the renovation with one loan. Up to 90% loan-to-cost, 100% of the rehab budget, and closings in as little as 5-15 business days.
Asset-based underwriting means no income verification and no tax returns.
What Is a Fix and Flip Loan?
A fix and flip loan is a short-term, asset-based loan that covers both the purchase price of a property and the cost of renovating it. Because the loan is underwritten against the property's value and the strength of your project rather than your tax returns, you can move quickly and close on deals that conventional lenders would take weeks to review.
Your renovation budget is placed into a draw account and released in stages as each phase of work is completed. When the project is finished, you either sell the property for a profit or refinance it into a long-term rental loan and keep it in your portfolio.
Typical fix and flip structure:
Purchase (up to 90% LTC) + Rehab (100% financed) = One interest-only loan, repaid on sale or refinance
